Terms & Conditions

  • Once we have confirmed the booking you have entered a legally binding contract with the owner Mrs V Clarke
  • 25% of rental confirms booking. (non refundable)
  • 75% balance payable not less than 8 weeks prior to date of arrival.
  • Full Rental is payable in full on bookings made less than 8 complete weeks prior to date of arrival.
  • Should cancellation become necessary, for whatever reason, there will be no refund of rent paid unless or until the property is re-let for the period. Every effort will be made to re-let and any rent received, excluding deposit, will be returned in full after deduction of admin costs incurred. £25 We strongly advise Cancellation Insurance as it safeguards your interests and that it covers pandemics.
  • If we have to cancel a holiday because of circumstances beyond our control a refund will be issued or an alternative date offered.
  • Prices quoted include bedding (duvets, pillows and linen), towels, electricity and central heating and WI FI.
  • Initial arrival at the premises should be from 4p.m. onwards, leaving by 10.00 on the day of departure. This allows preparation time for the incoming occupants.
  • Anything damaged during occupation should either be replaced or paid for before leaving.  Any serious accidents or breakdowns should be reported to us so that we can rectify the problem for yourselves and future guests. Any costs incurred may be invoiced later.
  • The property should be left on departure as found on arrival: clean and tidy. 
  • We should be advised as soon as possible of any problems. Don't wait to until after departure as complaints can not be dealt with subsequently.
  • Over occupancy is not permitted
  • DO NOT smoke inside the property.
  • No pets of any kind allowed. This ensures its suitability for guests, family and friend who suffer from allergies.
  • No children under the age of 11.
  • We or those employed by us shall be allowed the right of entry to the property and/or gardens at all reasonable times to carry out any necessary repairs or maintenance. Right of entry without notice is reserved at any time during an emergency
